Please read these Terms of Service carefully before booking your stay at Gensler Getaways. By making a reservation and staying at our property, you agree to be bound by the following terms and conditions. These terms exist to protect both our guests and our home, and to make sure everyone has a great experience.

1. The Property
Gensler Getaways is a privately owned short-term vacation rental located in Lee's Summit, Missouri. The property is a 4-bedroom, 2-bathroom home sleeping up to 8 guests, spanning approximately 1,700 square feet. The property is managed directly by Trevor and Angie Gensler.
2. Reservations & Booking
All reservations are made directly through Gensler Getaways. A booking is considered confirmed only after you have received written confirmation from us and any required payment has been received.
By completing a reservation, you (the "primary guest") confirm that:
- You are at least 18 years of age
- All information provided at the time of booking is accurate
- You have read and agree to these Terms of Service in full
- You accept responsibility for the conduct of all guests in your party during the stay
3. Cancellation & Refund Policy
Refunds are calculated according to whichever policy is active at the time your booking is made. All reservations become non-refundable after the last applicable rule expires or at check-in, whichever comes first.

Exceptions may be considered on a case-by-case basis at the sole discretion of Gensler Getaways. Extenuating circumstances (such as documented medical emergencies or natural disasters) may be taken into account. We are real people and will always try to do right by our guests.
Note: We strongly recommend purchasing travel insurance to protect your investment in the event of an unexpected cancellation. We are happy to provide documentation of your reservation for insurance purposes upon request.
4. House Rules
To ensure a great experience for all guests and to respect our neighbors and property, the following rules apply to all stays without exception:
No Pets: Animals of any kind are not permitted on the property at any time, indoors or outdoors. Guests found with pets will be subject to an additional deep cleaning fee of up to $250.
No Smoking: Smoking of any kind — including cigarettes, cigars, vaping, or cannabis — is strictly prohibited anywhere on the property, including outdoor areas. Violation of this rule will result in forfeiture of your security deposit and may result in additional cleaning charges.
No Parties or Events: The property is intended for residential use only. Parties, events, and large gatherings beyond the registered guest count are not permitted. Excessive noise that disturbs neighbors is also prohibited.
No Unauthorized Guests: Only guests listed at the time of booking are permitted on the property. The maximum occupancy is 8 guests. Unauthorized guests are a violation of these terms and may result in immediate termination of your stay without refund.
5. Check-In & Check-Out
Check-in and check-out times will be confirmed at the time of booking. We ask that all guests respect these times out of courtesy to our cleaning team and incoming guests. Early check-in or late check-out may be available upon request and is subject to availability — please reach out in advance and we will do our best to accommodate.
6. Occupancy
The maximum occupancy of the property is 8 guests. This limit exists for safety, comfort, and neighborhood compliance reasons. Exceeding the maximum occupancy is a material violation of these Terms of Service and may result in immediate termination of your stay without refund.
7. Property Care & Damage
We ask that all guests treat the property with the same care and respect they would give their own home. Guests are responsible for any damage to the property, furnishings, or contents caused during their stay beyond normal wear and tear.
In the event of damage, we will notify the primary guest as soon as possible and provide documentation of any repair or replacement costs. Guests agree to reimburse Gensler Getaways for any such costs promptly.
8. Liability
Gensler Getaways and its owners shall not be held liable for any injury, loss, damage, or expense suffered by guests or their party during their stay, including but not limited to personal injury, loss of personal belongings, or disruption of services beyond our control (such as utility outages or severe weather).
Guests stay at the property at their own risk and are responsible for their own safety and the safety of all members of their party, including children.
9. Right to Terminate a Stay
Gensler Getaways reserves the right to terminate a guest's stay immediately and without refund in the event of a serious violation of these Terms of Service, including but not limited to: unauthorized guests, smoking, parties, property damage, or threatening behavior toward the hosts or neighbors.
10. Governing Law
These Terms of Service shall be governed by and construed in accordance with the laws of the State of Missouri. Any disputes arising out of or relating to a stay at Gensler Getaways shall be subject to the exclusive jurisdiction of the courts located in Jackson County, Missouri.
11. Changes to These Terms
We reserve the right to update these Terms of Service at any time. Changes will be posted on this page with an updated date. The terms in effect at the time of your booking confirmation are the terms that apply to your stay.
